Have you performed work on your lot that was included in a request for a Certificate of Compliance (CoC)? Is the work completed, but there’s not been a final inspection requested or performed?
The Shelter Bay Covenants provide for architectural control of permanent buildings, structures, and fences to be administered by the Architectural Compliance Committee (ACC). Structures include sheds and hardscapes, such as retaining walls, driveways, walkways, and patios. Exterior modifications such as decks, painting, and roofing require a CoC. The Covenants require that approved work be completed within one year from commencement of the project. The ACC provides control for this process using CoCs. These certificates are permanent documents filed in the Lot’s files to maintain a record of all new and modified residential construction in Shelter Bay.
CoCs, in all cases, require final inspection and approval by the ACC or the Architectural Compliance Officer (ACO) before they can be closed and become a part of the Lot’s file. Our new ACO, Mark Sniffen, has been actively reviewing and cleaning up open certificates that have never been subject to final inspections. There is a large backlog of these open certificates, making it difficult to determine the status of the covered work.
